Vancouver is known for its high rent prices, but a city just outside the major hub was ranked as the fourth cheapest in the entire country. In contrast, Vancouver and some of its other neighbouring cities top the list of Canada's most expensive rental markets.
Liv.rent just released its 2025 rental market trend report, which gives an overview of the 2024 rental market in Canada and "key factors shaping 2025."
Part of the report highlighted the cheapest cities in Canada, and only one B.C. spot made the cut. Abbotsford, B.C., was ranked as the fourth cheapest city, with an average monthly rent price for an unfurnished one-bedroom of $1,630.
Abbotsford, nestled in the Fraser Valley, offers a blend of rural charm and urban amenities. Known for its expansive farmland, the city provides a more budget-friendly alternative for those seeking proximity to Vancouver without the hefty price tag. The approximately one-hour commute can result in significant savings on rent, making Abbotsford an attractive option.
The report also highlights other affordable cities in Canada. Edmonton tops the list with an average rent of $1,316, followed by St. Catharines at $1,602, London at $1,628, Abbotsford at $1,630, and Niagara Falls at $1,634.
On the other end of things are the most expensive in the country, which are all in B.C. West Vancouver leads with an average monthly rent of $2,751, followed by North Vancouver at $2,675, Vancouver at $2,571, Burnaby at $2,431, and Richmond at $2,401.
For those desiring city life near Vancouver without the steep costs, Abbotsford emerges as a compelling choice.
